Ybor City, FL History

Ybor City is one of 6 historic districts in Tampa (Hampton Terrace, Hyde Park, Seminole Heights, Tampa Heights, West Tampa, and Ybor City.) Ybor City is located to the northeast of downtown Tampa. The greater Ybor City area is bounded by Tampa Bay on the south, Martin Luther King Jr Blvd to the north, Nebraska Ave. on the west, and 40th St on the east. The historic district is encompassed in the area around I-4. The boundaries are not exactly rectangular, but they stretch roughly from Nebraska Ave to 22nd St and from 3rd Ave to 21st Ave. This area has a very interesting history from cigar factories to organized crime (see more history here.)

Ybor City has changed so much throughout its history, and right now is no different. Between Adamo Dr. and 7th Ave, many renovations and new construction have added trendy housing to the area. In addition, new businesses are moving into the Ybor area. Tech companies like Kitedesk, S3 Media, and Ashcomm (the e-commerce division for Ashley Furniture) are moving to this hot spot. Traditional businesses are expanding onto 7th Ave, (I was definitely surprised to see a 7-11 on the corner of 7th Ave.) and it shows that this area is in the process of transforming once again.

Downtown Tampa – Jeff Vinik’s Vision Revealed

Jeff Vinik has announced his plans for the area surrounding the Amalie Arena in downtown Tampa. It is expected to be a 5-7 year project which totals $1.07 billion. As you can see from the artist rendering, it would totally transform the area southeast of the Lee Roy Selmon Expressway surrounding the arena, which is primarily vacant lots at this time.

The downtown Tampa project will include the following:

575,000 sq ft of hotel space
1.1 million sq ft of office space
660,000 sq ft of residential housing
5,000 parking spaces in parking garages
330,000 sq ft of USF buildings
250,000 sq ft of retail space

One area that did not have a solid plan is Channelside Bay Plaza. Vinik purchased Channelside from Irish Bank Resolution Corp earlier in 2014. Plans are still being finalized, but it will see changes ranging from a major renovation to a complete teardown.

A lot of this information was already available, but it is great to hear the comprehensive plan all together. I am glad to see a plan that makes use of all of the vacant lots. Bringing in corporate headquarters and medical professionals along with all the retail and service jobs will be a great boost to the downtown economy. With more downtown Tampa housing developments, Tampa can continue to grow as a place to be after the normal business day. I, for one, am excited for Tampa’s future, and I hope you are, too! Downtown Tampa – Vinik’s Plans to be Revealed

Tampa Bay, Jeff Vinik, Amalie Arena, & Channelside

Jeff Vinik will be announcing his vision for the 30 acres in downtown Tampa around the Amalie Arena on December 17. Plans have already been unveiled regarding the Morsani College of Medicine and USF Heart Health Institute, which will be housed in a 12-story tower. In addition, Strategic Property Partners will build a 10-story medical office building and 1800 car parking garage.

If these were the only changes, it would be a major development for the growing Downtown Tampa area. There is more, though. There are rumors of a major corporate headquarters, new housing, office buildings, and a grocery store. In addition, Vinik recently bought the struggling Channelside complex, so I’m sure there will be plenty of news on how it will fit into this design.

I have been looking forward to hearing the vision for quite some time. I have always been discouraged by the amount of vacant land in the downtown area around the arena that could be used to grow our city. If we replace these parking lots with garages, it should give so many positives, without really losing much. If this was parks or landmarks that we were losing, I’d have a different opinion, but much of this area has been an eyesore for far too long. I appreciate all that Jeff Vinik is doing for this community, and we look forward to his vision. We will have more on this next week after the announcement.

When you need to sell your house fast, people often look for signs that say “We buy houses fast for cash!” or ads that scream “Cash 4 houses”, but is this always the best option? There are many situations, where there may be better options. You may find the term owner financing to be a bit intimidating, and that’s OK. Here, we will discuss the basics of what it is, and how it can benefit you as the seller.

What is Owner Financing?

Owner financing, aka “seller financing”, “holding the note”, or “buying on terms”, is when you, as the seller, carry all or part of the purchase price of the property. Instead of the buyer getting a new loan with a bank or mortgage company, you and the buyer would agree on the sales price, a down payment, interest rate, etc. You are still selling the house, but you have the ability to set the terms (as long or short as your like) based on your situation. Then, the buyer makes payments to you each month based on the sales terms. You may wonder, “Why would I want to offer owner financing when I could just sell the house for cash?“

Benefits of Owner Financing

Higher Sales Price – You will almost always get a higher price for your house compared to an all cash offer. By spreading out the payments over an agreed upon period of time, the buyer is able to be more flexible on their purchase price.
Better Interest On Your Money – How much do banks pay for interest these days? Interest rates are dreadfully low if you are trying to save money. What will you do if someone pays all cash for your house? Will you have that money in the bank earning just 0.7% interest? If you sell the house with owner financing, you can set the terms and interest rate that work for you, and they will allow you to earn a higher return than you would get with your money sitting in the bank.

Can anyone offer owner financing?

Owner financing works best if your house does not have an existing mortgage or if it has high equity. A common example would be an inherited house or a house that you have owned for a long time and not refinanced recently.

What happens if the buyer stops paying? How am I protected?

These are great questions! With owner financing, you are the mortgage holder, which should be recorded with your county records. This is not difficult and can be handled by the title company that oversees the closing. As the mortgage holder, if the buyer stops making their payments, you can foreclose on the buyer. You will have gotten the property back, which you can then sell again, and made some interest along the way.
